Nestled on a prominent site along the outer bank of the river Scheldt, this innovative office building unites the administrative headquarters of the regional development agency DDS Streekregisseurs. It also houses their local partner Verko, a specialist company transforming garden waste into compost. The site is part of a larger industrial plant. This plant focuses on circular economy and renewable energies in both B2B and B2C contexts.
The building's silhouette echoes industrial structures that have settled along the Scheldt since the industrial revolution. Together with the neighboring waste storage tower, the office building forms a new ensemble and a new identity for the partnership between the two companies. The waste storage tower will be transformed into new sanitary facilities for the 200 workers on site. Like a large bookend, the building marks the transition between the industrial park and a new buffer landscape. This landscape serves as a rainwater infiltration area for the site.

A new entrance pavilion connects with the future worker’s facilities. The space is organized around a central column and large skylight. It also leads to a series of conference spaces and the staff canteen. These define an adaptable public plinth. The office spaces above are backed by a zone for risers, lift, and stair cores. This creates two spatial conditions: a flexible open office zone and a more intimate zone for back-office facilities. A panorama belvedere, open to the public, is accessible via a new footbridge. This bridge connects the project to a wider recreational network within the Scheldt landscape.
The column and beam structure of the office building will be clad in green corrugated façade panels. This reflects its industrial context. External drop-down awnings create optimal conditions at all times. They do not obstruct the view towards the landscape. The building generates a dynamic image that dances with the rhythm of the seasons.
